Key Tasks
1. Construction Oversight & Progress Monitoring
Perform site visits, attend OAC meetings, and deliver independent updates on schedule, quality, and work in place.
2. Change Order & Financial Review
Evaluate proposed changes for cost and schedule impacts, track budgets, and validate contractor pay applications with lien waiver verification. Create and update a detailed cost report including all project costs.
3. Team & Consultant Coordination
Act as the owner’s representative to streamline communication among contractors, consultants, and designers, ensuring issues are resolved quickly. Coordination and review of all consultant deliverables including site observation reports, RFI responses, and submittals.
4. Closeout & Turnover Support
Manage the final phase, including Certificate of Occupancy, closeout documentation, and smooth transition to operations.
